Rental Policies:

• From Memorial Day through Labor Day Week, rentals run from Sunday to Sunday ONLY
  (with some flexibility before Memorial Day or after Labor Day). 

• Security deposit is 10% of the total rental amount or $650 minimum. 

• State and Local Tax is 11.7% for all rentals.

• Renters are responsible for all telephone toll charges and if renting for 1 month or longer, renters are responsible for all utilities (Electric, Gas & Water) except Cable TV.

Rentals: 

• 50% of total rental amount plus 11.7% state and local taxes and the refundable security deposit is due within 3 days of booking. 

• Security deposit is 10% of the total monthly rental amount or $650 minimum. 

• The remainder of the rent plus 11.7% state and local taxes to  are due no less than 30 days prior to arrival date. 

Rentals made within 60 days of arrival date: 

• A signed lease and payment of the total rental amount plus 11.7% state and local taxes and refundable security deposit (payable by Visa, MasterCard, American Express, Discover, PayPal bank transfer, via PayPal.com) prior to arrival.

Cancellation Policy: There is no cancellation provision in the lease agreement. If an emergency precludes use, I will make best effort to re-rent at the same rate and, if successful, the renter will receive a refund, less a cancellation fee of 10 percent of the gross rental. If the period cannot be re-rented, the entire rent shall be payable and forfeited.

House Rules:

Check in time is 4PM. Check out time is 9AM. 

Pets are not normally allowed. However, if you want to include a pet it will be considered depending on the breed and a non-refundable pet fee will be required.

Absolutely no house parties, youth groups, fraternities, weddings, receptions, meetings, or parties allowed.

We do not rent to students or groups of students under any circumstances, even if a parent or legally responsible adult signs the rental agreement and/or pays the rent. If such a group attempts to occupy, all monies will be forfeited and they will be asked to vacate the property immediately.
No smoking or burning of any kind inside the house.
